All future communication with OHI should be done by replying to your original confirmation email which includes all reservation information. Please read cancellation policy below before booking your room.

The Orchard Hill Inn is not staffed 24/7. Guests check in at our sister property, Abbey Inn & Suites. A damage hold is placed on your credit card during your stay.

Please be aware that this is not a hotel. We do NOT have full time staff 24/7.

Check-In - Between 4 p.m. - 7 p.m. Friday & Saturday at our sister property, Abbey Inn & Suites, located on St. Rd. 46 just one mile west of the intersection of St. Rd 46 & 135. (CVS stoplight) By arrangement Sun. - Thur. Please make arrangements via email by replying to your original confirmation email.

Please have all of your paperwork with you and a VALID CREDIT CARD to be swiped for the damage hold. If you are arriving during non-staffed times the credit card on file will be used for the damage hold. If this card can not be used, guest will need to provide a credit card by phone prior to 4pm check in.

If you encounter any problem with your room, please notify housekeeping immedietely by calling 812.988.4455 before 10pm. All guests must arrive and be checked in by 10pm.

An after hours emergency ONLY number is posted. FYI: After hours emergencies are: The water pipe burst. After hours emergencies are NOT: I saw a lady bug in the bathroom.

The Orchard Hill Inn reserves the right to substitute similar accomodations upon unavailability of your room choice. (Remember, we cannot resolve the problem after you return home).

We hope you enjoy your stay with us. However, occasionally things go wrong. Should you believe your stay was less than enjoyable, we are happy to offer you the EXCLUSIVE REMEDY of a one night stay in the future “on the house”.

Check-Out - By 11:00am

All reservations must provide a valid CREDIT card upon check-in at our sister property Abbey Inn & Suites. In addition to payment for the room, we will place a $100 damage hold (not a charge) on the card as a damage deposit. This hold will be released approximately 7 days after check-out provided that there are no damages reported. Exact date of release varies and is dependent on the cardholder’s individual financial institution.

If there are any damages found, then The Orchard Hill Inn Management reserves the right to extract this fee from the card on file. Charges to Guest's card may include, but are not limited to: damages over and above normal wear and tear, theft, excessive cleanup, unreturned keys, unauthorized early check-ins or late check-outs and evidence of smoking in room.

All guests who wish to pay cash must also provide a valid card to hold for damages or a personal check in the amount of $200. Your card will be charged when you make the reservation. Your card will also be used for any and all additional charges, unless a new card number is provided by check-in time. We strongly recommend against utilizing debit cards for your reservations and security deposit hold, as overdraft fees can occur and will be the responsibility of the cardholder.

Third Party reservations (Expedia, Booking dot com, Hotels dot com, Travelocity, etc.)

All third party reservations MUST provide a valid working e-mail address and a valid credit card for damage hold upon check-in at our sister property Abbey Inn & Suites. The Orchard Hill Inn is not staffed. The Abbey Inn is not staffed 24/7. Check in Friday & Saturday between 4 pm - 7 pm. All other times must be arranged via email.
All third party reservations MUST agree in writing via email to all Orchard Hill policies prior to arrival.
Third party reservations must be cancelled through the booking agent.
Please remember if you made a reservation through a third party, they are your contact.

Telephone - There are NO phones in rooms.

Towels - We supply the room with enough towels for your stay.
Then we give you plenty of privacy.
For environmental reasons we ask you to use only what you need while visiting Brown County.
Maid service by request only. (May be added in booking process.)

Food - We provide complimentary coffee.
Each room has a coffee maker.
Please, take care not to stain towels and bed linens.

Quiet Hours - 10 p.m. UNTIL 8 a.m.
Please, consider our other guests!
No loud or disturbing noise or behavior during quiet hours.
Number of Guests occupying a property is limited to the number stated in the reservation agreement. Limits are set by Town Zoing Ordinance and strictly enforced. Loud music or parties will not be tolerated.
Violators will be asked to leave. No refunds.

No Smoking -
All of our rooms are NON SMOKING!
This means ABSOLUTELY NO SMOKING inside the building and smoking outside ONLY in designated smoking areas. Violators will be asked to leave. No refunds. Your credit card will be charged an extra room cleaning fee of $200.

No Pets-
Sorry, but none of our rooms accommodate furry friends!
This means ABSOLUTELY NO PETS inside our rooms. Violators will be asked to leave. No refunds. Your credit card will be charged an extra room cleaning fee of $200.

Activities - We are close to The Brown County Playhouse Theatre with shows most Friday & Saturday nights, and the Bean Blossom Bluegrass Music park with a variety of shows thru out the season.

We are near Brown County State Park. Brown County State Park offers swimming, hiking and horse back riding. It also offers romantic picnic spots with vistas that rival the Smoky Mountains.

Please remember you are coming to the woods! If you are lucky you will be greeted only by Brown County Lady Bugs upon your arrival. They are harmless and in fact quite beneficial to the environment. Always be aware there are some critters around that can be bothersome and even dangerous, including wasps, ticks, spiders & snakes. If you are allergic to insects or pollen be sure to bring your anithistimine. If you plan to visit the park bring bug repellant, sunscreen, etc. We cannot control Mother Nature or her critters!

Any damage to rooms, bedding, furniture, linens, and/or theft or extra cleaning will be BILLED to your credit card. Our minimum damage charge is $100.00 which includes the damage plus staff time to deal with damage.

Evidence of Smoking in a non-smoking room or pets in a non-pet room will automatically cause a $200.00 cleaning fee to be charged to your credit card.

LOST & FOUND POLICY

Guests often return within an hour of check out to claim forgotten items.

Items of importance (clothing, pillow, cell phone, etc.) will be held by housekeeping for 1 week.

Guests should e-mail info@theorchardhillinn.com to make arrangements for return via USPS COD.

Smaller, incidental items left in guest rooms (toothbrush, nail polish, etc.) will be disposed of by cleaning staff.

WI FI SECURITY WARNING AND DISCLAIMER

In this rural location our source is ATT DSL. Rooms & porch nearest the office are served. It does NOT work all the time. Brown County Indiana is a rural area and utilities do not have the same "guaranteed uptime" as urban areas. The OHI provides this service as an "extra". There is no charge to you and we make no guarantees it will work for you.

REVIEW POLICY

In making this reservation Guest agrees that if guest finds any problems with our accommodations and fails to provide us the opportunity to address those problems while the guest is with us, and/or refuses our adjustments and/or our exclusive remedy, but then disparages us in any public manner, we will then be entitled to charge their credit card additional fees should guest refuse to retract any such public statements.

Guest agrees that if they damage/disparage us in any public manner, OHI will then be entitled to charge their credit card an additional $350 damage. Should guest refuse to retract any such public statements legal action may be pursued.

The Orchard Hill Inn Cancellation Policy:

We are a small lodging establishment and we have our own policies. They are not like national lodging policies, so please read them.

You may reserve your room or suite by paying in full, in advance as follows:

Online/by phone: Visa, Mastercard, Discover

In person: Credit card; cash, personal check

All reservations require a non-refundable $25.00 processing fee per room. A damage hold will be placed on your credit card on file during your stay. This hold releases automatically 7 days after your stay if no damage.

There are NO cancellations during:

Peak Fall Season, IU Graduation Week and major holiday weekends. You will not receive a refund for any monies paid if you choose to cancel your reservation during any of these time periods. We strongly recommend purchasing the optional trip insurance offered by Access America during online booking for any unforeseen events requiring cancellation. http://www.etravelprotection.com

Cancellations all other times of year:

We require a written notice (e-mail by responding to your original confirmation email) 10 days before the date of your stay. You will receive a refund of all monies paid minus the non refundable $25.00 processing fee.

Late cancellations and/or "no shows" are subject to the full charge of the reservation. Refunds on rooms cancelled late will be made IF all nights are re-rented, less $50.00 late cancellation processing fee.

Late cancel refunds, or after arrival refunds for any reason, will be issued by company check and mailed to you 7 business days from the date of the cancelled stay. If your reservation deposit was made by credit card, please note, our front desk staff does not refund room deposits to your credit card.

We will work with you to accommodate the need for changes in your reservation.

If you have not purchased trip insurance and have a last minute family emergency we will make every effort to re-let your rooms and/or move your reservation to a future date. Again, we recommend trip insurance.

Rescheduling of dates is subject to availability and management approval. Rescheduling is a one time option. A rescheduled date cannot be cancelled or rescheduled. We cannot offer any rescheduling options within 48 hours of a reservation’s check-in date except in cases of documented emergency. Please refer to trip insurance recommendation above.

If you find a problem with your room upon arrival let us know IMMEDIATELY and we will fix the problem or offer you another room. You must act promptly as the Inn is not staffed 24/7. Please be advised that we have no control over "acts of God" such as power outages, floods, or insect invasions.

We reserve the right to substitute similar accommodations at OHI or a sister property upon unavailability of any "1st choice" room.

Remember! Non refundable processing fee will apply once you make a rezovation, and, your card will be billed NOW for the TOTAL reservation cost + tax/fees.
